Spring Home Prep!

Sellers get ready! Spring means a new influx of buyers looking to move.

Here are some tips for prepping your home for the spring housing market.

PACKING PREP

Now we aren't saying to pack your entire house months in advance, but what we are saying is get ORGANIZED. Sort through your storage areas, basement and garage to determine what is moving with you and what is thrown, sold or given away. Want to make a buck? Try selling used items on Facebook groups - it is easy and you can have the buyer pick the item(s) up! Win-win for you! Boxing up items will make your space look larger and neater when it's time to show your home. This also gives you an idea if you will need a storage unit.

CLEAR AWAY THE CLUTTER

When walking through model homes, you never see a stack of worn magazines, children's artwork loosely hanging around, or a stack of mail on the counter. While everyone has clutter, buyers want to visualize your house as their own. Once your home hits the market it is important to keep it as neat as possible. To make life easier put away miscellaneous items that aren't used daily and family photos that gather dust.

IMPROVE YOUR HOME

While renovations and home improvements can be tedious, you can make minor repairs and improvements that will make your home look fresher to buyers. Simple solutions go a LONG way. Try a fresh coat of paint, new caulk and grout in your bathroom, updating old light fixtures, and changing switch plates, doorknobs and other hardware for a clean and neat appearance. Consider painting your front door - a good front door color can make people excited before they even step foot inside!.

MARKET ANALYSIS

If you plan to buy another home, an important decision to make is whether to sell your home first or make an offer on a new home before listing yours on the market. We would love to provide you with a market analysis to evaluate how fast homes are selling in the Omaha metro housing market. Financing can play an important role in this, so you may want to consult with a lender to see how you can finance the transition from one home to another if you choose not to sell your home first.
